Welcome to "BSitko" the blog.

Marketing and Technology are intertwined like never before. As a former IT professional turned Operations guru and Marketing major, I can't help but be truly confused with what I truly am and where I belong. Still, I have insights in a lot of it and I love to share. The fact that I get to do all of this in the greatest industry in the world, Multifamily, makes it all even better.

Oh, did I mention that I'm a father of 2? Sometimes, I like to share some things about that too. Confused yet? ...stay awhile, share what you'd like, comment on what gets you fired up, and drop me a line to say hi; it would be wonderful to meet you...

…and the winner IS!!!!

The DROID Incredible by a landslide. Thanks to BJ’s for offering the $150 off. I hated to bite that $60 more a month but when I consider that I’ve spent nothing on my phone for years and haven’t been able to actually USE the phone, it seemed worth it. I’m troubled by all of the Verizon apps loaded. I know there must be some way to get that stuff off. I’ll search around and see what I can find. Will get back to steady blogging this week. It will at least give the crickets something to listen to.

Steps needed to get your social media effort off the ground

Social media strategy isn’t just creating a Twitter account and some Facebook pages and pray people friend you. Certainly these sites are a major part of social media but there’s more to it than that. It’s about building your brand. When people see your posts on Twitter, view your property Facebook pages, and see your responses to other people, they will begin to understand the kind of company you are. The amount of attention and effort you give to your strategy will shape how people feel about you. Building your brand is one strategic reason but a good social media strategy can transform your customer service into becoming part of the Marketing team. What do I mean? By utilizing each[…]

Why your passions can rule the world

Music is one of my many passions. Some music can make the hair on the back of my neck stand up or make me want to get down and funky with it. Listening to one of my favorite CD’s has a calming effect that I don’t think can be described – just felt. Some songs have a way of transporting me back to the place I was when I first heard them. (New Jack Swing easily takes me back to the Running Man marathons at my high school dance) Memories come flooding back. Good memories, mediocre ones. Most times the problem I was faced with before the song came on vanishes; at least for a little while. Music can tell[…]

Which AnDROID will choose me?

As I thumbed through another day with my Blackberry 8310, I am reminded once again that it’s time to get a new phone. Installing applications is brutal torture. From download to install to reboot is 15 minutes. Awful. Forget about viewing webpages. Argh. Rendering is terrible. Don’t send me pictures through email. Forget it… can’t see those. To be truthful the Blackberry has served me well for work but I’ve spend the last few months watching my wife slide her thumb across the display of her Ally and listen to several co-workers make happy noises while showing me their iPhone. I’ve had enough. I am leaning towards the DROID Incredible with its high mega pixel camera and speed but that[…]

3 things you might not be doing that can improve your lead conversions

Many years ago I worked for Circuit City making commissions by selling A/V equipment. Late one evening, I was working with a gentlemen who had shown interest in some very high end pieces. I will admit I was nervous about asking for the close; mostly because the amount of money for the purchase was so high ($7500+). So instead of pushing to close, we talked about our families (both having grown up in the same state) and some of our different college experiences. It was a good conversation and since the sales floor was slow I didn’t mind it. About 40 minutes before the store was to close, I went for it and asked if he wanted to purchase tonight.[…]

3 ways the new Facebook features can help your Multifamily social media strategy

In case you haven’t heard, Facebook invited members of the media to their offices in Palo Alto, CA yesterday for some big announcements. While it lacked any real ground breaking changes, it did reveal some fundamental ones coming to Facebook. Here are the 4 biggest ones: Download your information. Last year when Facebook hired David Recordon as their Senior Open Programs Manager his focus was on open standards and open source. The corner stone of the open movement is freedom of information. Prior to this new feature on Facebook there was no way to download all of your information. Data portability has always been a problem. Sure you could right click your pics one at a time or copy and[…]

What are the top 5 ways to manage my leads?

Driving leads is nice but without a good way to manage them, working them can be difficult. Proper lead nurturing can bring better benefits than just driving leads can. What is lead nurturing? According to, startwithalead.com, it’s “The secret to successful lead generation, and in turn marketing, in the business-to-business space today is process. This process, that converts more inquiries into qualified leads and qualified leads into sales, is called lead nurturing. Lead nurturing is all about having consistent and meaningful dialog with viable prospects regardless of their timing to buy.” Given lead nuturing’s importance, here are my 5 ways to manage them effectively: Learn your audience. Do you find that certain types of prospects require more time? What types[…]

5 Things you can do right NOW to drive more leads

Over the past few months here at Maryland Management we have successfully rolled out RentSentinel, LevelOne, Online Payment Portal (Custom made), and our online applications (custom made). One thing that can be said about AIM is that it sure has ramped up my motivational level. But I digress. That isn’t why you’re here. Here are 5 things you can do right NOW to get yourself some more phone calls and emails. 1) Craigslist, Craigslist, Craigslist If you aren’t using craigslist or don’t have a gameplan in place, then you are missing out. Craigslist is our number one source for leads. I am not sure I can explain its allure (I mean seriously…it’s very ugly) but it works. Period. As I said[…]

Are your business processes slowing you down?

One of my favorite sayings in IT world (besides “I can’t get the modem to turn on”) is “We’ve always done it that way.” Let’s face it, when you do the same thing year in and year out you develop habits. When you’ve stared at your Property management software as much as many of us have, you stop looking for different features or reports. You get grounded into the same methods. Are those methods the quickest, most efficient and give you the best information? I can tell you from experience that the answer is usually no. I am the IT Manager for Maryland Management. One of my core job functions is designing, maintaining and programming our company’s intranet site. When[…]

Technology Overload

Since this is my first blog post I will come clean. I’m a geek. It isn’t necessarily a negative thing. I mean – we’re all on Multifamily websites looking for ideas, information. That makes us Multifamily geeks doesn’t it? The actual definition of geek is this: (taken from Meriam Webster) 3 : an enthusiast or expert especially in a technological field or activity We are all geeks about many things. When you’re a geek, you have a tendency to digest and learn as much as you can, and try every new thing. It’s your appetite and passion that keeps you going. As I read about ILS’s, rental websites, check processing, ACH, online availabilities, social networking, craigslist, utility billing, etc, I[…]
